In addition to the terms of the sublease agreement with property owners, all residents, guests, and service providers are required to follow the following regulations.
No barbecues may be held in the demised premises or elsewhere on the estate.
Floors must be close carpeted with underlay except in the kitchens and utility rooms where a cork tile or similar flooring is permitted.
In the event of selling your flat the Company Secretary is to be notified when the property is first put onto the market for sale and again when an offer is accepted.
Absentee owners or lessees of sub-let flats must nominate another resident living on the estate who can deal with any problem arising in the flat of an urgent nature.
In the event of a lessee being absent continuously for a long period, they should notify the Company Secretary of a contact address and telephone number.
Where flats have a burglar alarm fitted, an independent key holder is to be notified to the local police so that an alarm, real or false, can be terminated immediately.
No commercial vehicles, caravans (or similar) or motorcycles are allowed on the estate.
No ball games or similar activities are allowed within the estate.
No private vehicle of any description or trailer is to be serviced, repaired or renovated other than the demised premises (i.e. no such work on the grounds, roads, paths or on hard standings).
Lessees should not make any alterations or additions or in any way interfere with the grounds or any trees, shrubs or plants therein.
Repairs or alterations to the TV aerial sockets must only be undertaken by a qualified person.
The Management Company is to be advised immediately of any apparent structural defects.
Domestic rubbish must only be stored inside flats or in the refuse cupboard provided.
Leaseholders undertaking any repairs or alterations to leasehold premises (after obtaining approval from Sidevine Limited) shall only do so between the hours of 8.00 am and 6.00 pm Monday to Friday inclusive. No such work should be carried out on Saturdays, Sundays or Bank Holidays.
By resolution adopted at the 2004 AGM, no further dogs are allowed on the estate and cats must be confined to not more than one per flat. This to be effective from 1st May 2004.*
The above regulations were put into effect in 2004 and reaffirmed in 2009.
The below regulations were amended by resolution in November 2020
Residents are limited to parking two vehicles per flat on Estate Road.
Residents are required to keep the Management Company up to date on the vehicles they park on the estate, including Estate Road and in their garages.
The resident of Nr. 30 is allowed to park their vehicle in front of their garage as long as it does not impede access to other garages and is not visible to residents of Blocks C & D.
A blue badge space has been painted in front of Block D for a blue badge holder for their vehicle. They may use it as long as they hold a valid driver’s licence. The management company will not enforce this but encourages all residents, their guests, and service providers to respect this space.
* An exception is tolerated for a one flat owner as they owned dogs before 2004. Their current dog may remain on the estate but may not be replaced in order to conform with the Estate Regulations.
